MEDIAS AND DESCRIPTION

House Alpe d'Huez - Alpe d'Huez

€2,650,000 - £2,194,995**

Positioned in the Alltiport, one of the most sought-after locations in Alpe d’Huez, this superb chalet is an outstanding ski-in/ski-out residence offering a beautiful blend of contemporary alpine design, refined comfort and panoramic south-facing mountain views. The chalet stands at 1870 metres and enjoys majestic vistas stretching towards Pic Blanc (3300m) and the surrounding massif de Grand Rousses. This piste side property represents a compelling opportunity to acquire a substantial, beautifully equipped Alpine chalet in one of the French Alps’ most internationally recognised ski resorts. Combining generous accommodation, direct access to the slopes, extensive leisure facilities and excellent potential for premium holiday rentals, it offers a particularly attractive proposition for discerning buyers seeking both a luxurious mountain retreat and a property with significant income-generating potential.

For buyers looking to maximise the value of their Alpine property investment, Chalet Namika offers an appealing combination of space, facilities and rental versatility. Its configuration is ideally suited to larger families, multi-generational gatherings, groups of friends and premium holiday guests, creating opportunities to enjoy the property personally while potentially generating attractive rental income when not in private use.

Alpe d’Huez — An Internationally Renowned Four-Season Destination
Set within the spectacular Grandes Rousses massif, Alpe d’Huez is one of the French Alps’ most celebrated resorts. With approximately 250km of ski terrain, varied pistes for all abilities and more than 300 days of sunshine a year, it has earned its reputation as L’Île au Soleil — the Island in the Sun.

From extensive beginner areas to legendary descents such as the 16km Sarenne, the resort offers an exceptional skiing experience that attracts an international clientele. Its established reputation, extensive ski infrastructure and broad appeal make it a compelling destination for buyers considering the long-term desirability and rental prospects of an Alpine property.

Beyond the winter season, Alpe d’Huez enjoys a vibrant summer calendar. The legendary 21 hairpin bends of the Tour de France attract cycling enthusiasts from around the world, while hiking, mountain biking and the summer lift network provide further opportunities to explore the surrounding mountains.
This four-season appeal enhances Chalet Namika’s versatility, offering the prospect of attracting guests beyond the traditional winter ski market.

Contemporary Alpine Living, Designed for Entertaining :

Chalet Namika has been thoughtfully designed to combine generous volumes, elegant contemporary styling and practical functionality. Large picture windows and sliding doors bring natural light into the living spaces, framing the surrounding mountain panoramas and making the most of the resort’s exceptional sunshine. The result is a welcoming yet sophisticated environment, equally suited to intimate family stays and larger gatherings.

Generous Accommodation for Family, Friends and Guests

• Seven beautifully appointed en-suite bedrooms, each with excellent storage, two featuring private balconies with direct views towards the slopes.
• An eighth bedroom or staff accommodation, complete with shower and WC, offering additional flexibility for guests, staff or private use.
This substantial bedroom capacity is a particularly valuable feature, allowing the chalet to accommodate larger groups while providing the privacy and comfort expected in the premium holiday market.
For an owner, it creates the freedom to bring family and friends together under one roof. For an investor, it offers the flexibility to target larger holiday parties, subject to the applicable occupancy limits and rental arrangements.
Exceptional Living and Entertaining Spaces
• Expansive open-plan living and dining area, furnished with soft leather seating to create a warm and inviting atmosphere.
• Renovated, professional-grade kitchen, ideally equipped for entertaining and catering.
• Generous south-facing sun terrace, providing an outstanding setting for outdoor dining, relaxation and enjoying the mountain views.
• Outdoor hot tub, offering an indulgent retreat after a day on the slopes or exploring the mountains.
These spaces enhance the overall guest experience, providing the combination of comfort, sociability and memorable Alpine surroundings that discerning holidaymakers increasingly seek.
Private Wellness and Entertainment
• Private hammam steam room on the lower ground floor.
• Dedicated cinema room with projector, HDTV, Sky HD and surround-sound entertainment system.
The addition of private wellness and entertainment facilities elevates the chalet beyond conventional holiday accommodation. These features are particularly appealing to guests seeking a premium, self-contained Alpine experience, whatever the weather or season.

Practical Luxury and Everyday Convenience :

• Fully equipped laundry room with washing machine, dryer and WC.
• Heated boot room with custom boot warmers.
• Ski and cycle room with direct access to the piste.
• Large ambient storage room with chest freezer and secure owner’s lock-up.
• Additional annex suitable for bicycles, logs and seasonal equipment.
• Off-road parking for up to five vehicles.
These carefully considered facilities contribute to the chalet’s practicality for both owners and guests, while direct piste access is a particularly attractive feature in a ski-focused rental market.

Excellent Rental Potential and Investment Appeal

Chalet Namika’s principal investment attraction lies in its combination of accommodation capacity, slope-side convenience and premium leisure facilities.
Properties offering this breadth of accommodation and amenities can appeal to a wide range of potential guests, from extended families and groups of friends to clients seeking an exclusive Alpine retreat. The seven en-suite bedrooms, additional eighth bedroom, private hammam, cinema room, outdoor hot tub and generous entertaining areas provide a strong foundation for positioning the property within the higher-end holiday rental market.

The chalet’s layout also offers flexibility for different ownership strategies. Buyers may choose to enjoy it as a private family residence, operate it as a dedicated holiday rental, or combine personal stays with selected rental periods.

Alpe d’Huez’s established winter reputation and substantial summer visitor appeal further support the potential for a multi-season rental strategy. Actual performance will depend on the rental model, management costs, seasonal pricing, occupancy, operating expenses and applicable regulations, but the chalet’s features provide several important elements sought after in premium holiday accommodation.

For investors, the opportunity is to acquire a property that offers more than a conventional second home: a substantial Alpine asset with the potential to combine personal enjoyment, guest appeal and rental income.

A Compelling Proposition for the Discerning Buyer

In the premium Alpine property market, value is about more than the purchase price alone. It is the relationship between location, accommodation, facilities, versatility and the overall experience a property can deliver.

Chalet Namika brings these elements together in a highly appealing package. Its generous bedroom capacity, direct piste access, private wellness facilities, cinema room, outdoor hot tub and substantial parking provision create a property suited to both sophisticated private use and premium holiday letting.

For a buyer seeking a high-quality Alpine retreat without compromising on the potential for commercial performance, this is an opportunity worthy of serious consideration.
