The Property...

This spacious new property was finished just 2 years ago. The owners gave a lot of thought to the configuration, resulting in a warm and bright home with wide open living spaces.

The plot is one of several in a quiet residential part of Guillestre, high above the town, having great views of the surrounding mountains. This lovely home sits on 811 m of flat land, with gardens surrounding the whole building.

There is a car-port at the house entrance which also shelters some storage space. Inside we have 3 family bedrooms, with the master bedroom having an en suite shower and toilet. There is another bathroom with bathtub and shower.
The main living space is made up of an open plan kitchen and dining area, with a cosy TV lounge off to one side. A wood burner supplements the underfloor heating which is run off solar panels on the roof. These provide almost all of the property's electrical needs, with excess being sold back to EDF. To the side of the kitchen area is a "back kitchen" which is used for storing and food prep.

This is an ideal family home with reduced energy costs, close enough to schools and shops, yet surrounded with mountain views.

The Area...

Guillestre is a thriving town in the heart of the southern French Alps. It is just a short drive from both Risoul and Vars which are connected ski resorts, very popular in the south of France. There are several other smaller ski stations in the area including Les Orres, Reallon and Puy Saint Vincent.
The town has a weekly market, supermarkets, and a wide choice of restaurants and bars.
It is a real living town, that benefits from a growing tourist industry, yet remains as authentic as is the rest of The Hautes Alpes department.

Vars is a picturesque ski village which is connected by piste to Risoul, making up an impressive 185 kms of piste. They are located in the heart of the Southern Alps just beside the historic town of Guillestre, which is the gateway to the Queyras National Park. This whole area is relatively unknown in foreign ski circles, but popular with skiers from the south coast of France, as it is only 2 hours away. The villages are authentic but still have all of the facilities found in more expensive, more exploited ski resorts.
